Welcome back to another edition of Coffee With Connie. Today we are talking about pricing considerations and how exactly you can find that sweet spot where your home sale will go quickly and net you more money.

When we work with clients to price their home in Cobb County, we look at a variety of factors to determine the correct figure, including:

  • Size
  • Location
  • Condition
  • Features
  • Upgrades

Sellers seem to think that the longer they are on the market, the better chance they have of getting a good price for their home. In reality, when you are on the market too long, buyers start to see your home as stale and develop the notion that there is something wrong with your property. The average Cobb County home is only on the market for 17 days, so when a home sits for longer than a month, people will start questioning it.

The key to selling your home quickly and for the most money possible lies with pricing. Homes that are on the market and sell without a price reduction are getting an average of 98.6% of their asking price. That number decreases greatly for every price reduction a home has. Pricing right the first time is the key to getting your home sold.
