We love the neighborhood; it is quiet and full of nature. The lot is ½ acre, with a gradual slope from south to north, and very manageable. We have a private fenced in backyard that has a storage shed for yard tools. The front and side yards have newly planted trees next to the trees that have existed on the property for years. There is also a dry creek bed that runs from the front to the back of the property.
We had a new hot water tank installed in 2012, new roof shingles installed in 2013, and new HVAC installed in 2014! Our home has low-flow toilets and water-saving shower heads, which helps us be more eco-friendly. We also have LED lighting and lighted rocker switches in the home.
First Floor Features
The large great room on the main floor has a new knotty pine tongue and groove ceiling with lighted ceiling fans, and is connected directly to dining area and kitchen, which creates a very open feel; this layout has been wonderful when we are entertaining large groups of people! In the kitchen we had new cabinets installed, and wehave a pantry that keeps everything we need close at hand. The bathrooms were recently upgraded, and all of the bedrooms are located on the main level. We also have a separate front room that can be closed off from the kitchen; it allows us to have some quite time or view a different TV program than the one being viewed in the great room.
The basement is bright with exterior windows and plenty of lighting fixtures! A designated laundry area is bright and efficient, offering plenty of storage space. An additional storage room is located in the rear of the basement. The basement features a finished bonus room that can be used as an office or additional media room! (This room is heated & cooled with the first floor HVAC.)
Shaw Woods is a wonderful area with rolling hills, many types of mature trees, and well-maintained streets. I've always loved this neighborhood because it had minimal traffic and friendly neighbors.
About the Area
We love this area because it is great for walking and getting exercise! The neighbors are friendly and respect your privacy. The location of shopping centers, grocery stores, and health facilities in relation to the home is very convenient. We often visit our favorite local restaurant, Marietta Fish Market when we have company in town. We also have parks within a short drive that are rich with history and the local library is just around the corner off of Canton. In general, the area is gorgeous!
Addison Elementary School and Sprayberry High School have great ratings!
